Operto is a smart home automation platform including keyless and remote entry.
How the Operto Integration Works
Push Properties and Bookings To Operto
- Optionally, Operto Teams can push properties and bookings into the Operto system. This is useful if Operto does not have a direct integration to your PMS.
Early Checkout Notifications and Task Time Updates
- A guest enters their check-out key code into the Operto lock upon checkout and the Operto property status is updated.
- Operto Teams is polling for the updated status every 5 minutes on check-out days.
- Operto Teams picks up that the guest has checked out from Operto during a poll cycle.
- If the scheduled check out time is in the future
-- The booking check-out time is updated to the current time
-- Any tasks scheduled for the booking time are updated to the current time (and will show above other tasks at the check-out time on the employee dashboards).
-- Notifications are sent to Administrators and Staff per their settings.
Operto Status Updates
- When any task is completed, Operto Teams can update the status at Operto. For example, when a clean is complete, Operto status can be updated to cleaning-complete. When the inspection is complete, Operto status can be updated to clean-available.
Setup Steps
STEP 1: Turn on Operto and enter Authentication Information
Request your Operto Key and Operto Secret for API Access from your Operto account manager.
Once you have those values,
Navigate to Setup --> System Settings
Click Edit
Check Integrate Operto
Note: Operty Key and Secret only required for status updates.
Step 2: Choose Properties for Integration, Enter Operto PropertyIDs
Use this process both for initial setup and adding additional properties to the integration.
Navigate to Setup --> Properties
Click Edit (the pencil icon) next to each property that has or will have an Operto lock.
Scroll down to Smarthome Integration section, then choose Integrate with Operto
If updating Statuses, enter the Operto Property ID
Operto PropertyID is found in Properties --> Units:
Note: Operto Property ID only required for status updates.
Step 3: If Operto is importing bookings from Operto Teams, send the Property List
Once all the properties are updated, from the Actions menu click Send Property List to Operto
Step 4: Set Task Rules to update status' at Operto
Keep Operto up to date with your property statuses by assigning the status to update in Task Rules.
Navigate to Setup --> Task Rules
Click Edit (the pencil) next to the Rule to be used.
Scroll down to the Operto Status Setting section and choose the correct status. We suggest clean-available after inspection is done.
Step 5: Adust Notification Settings
Administrator Notifications
Navigate to Setup --> Administrator Notifications.
Choose the Administrator to receive the check-out notifications, and click the Edit button
Update the Checked-Out setting.
Assigned Staff Notifications
Notify staff assigned to a task associated with booking check out when a guest check's out early.
